Transcend Equity is a Dallas-based company and what they do (in a nutshell) is provide the services of retro-fitting office buildings to make them more energy efficient. Through its core offering, Transcend Equity...
* 'Modernizes' office buildings at their own expense (i.e. there is no fee upfront for what they do) and without increasing a building's operating expenses
* Helps a building go truly GREEN. They have already done this with numerous buildings - one of them is a building in Dallas Elm Place (1.1 million sq ft, 52-story building that was built in the mid 1960's) - quite possibly the MOST ENERGY EFFICIENT BUILDING IN DOIWNTOWN DALLAS. With their systems, they've been able to reduce 968 metric tons of greenhouse gas in this building alone
1. It essentially offsets enough carbon emissions that equals to taking off roughly 250 cars from the roads or planting nearly 25,000 trees
2. Increases a property's cash flow and minimizes the owner's investment basis
3. If the property is owned by a Real Estate Investment Trust (REIT), Transcend Equity's services increase funds available for distribution to shareholders.
4. Increases tenant satisfaction with the improvement of building comfort and the reliability of building systems.

To date, Transcend Equity has more than more than 33 office buildings--nearly 5 million square feet--under contract and predicts eight-figure sales for 2008. Interestingly enough, the buildings they've worked on range from being built in the 1920's to 2006.
